All suburbs are not created equal—some are not only serene and lovely but extremely, extremely affluent. If you’re searching for big houses, quiet neighborhoods, highly rated schools, and stunning vistas, these affluent suburbs might be your new home.

One of the newest lists by GOBankingRates, drawn from U.S. Census statistics, is the 10 wealthiest suburbs in America for 2025. Nine of them are residing in New York, California, and Texas, where their residents connect with rich checks and luxurious lifestyles.

 Why are these suburbs the best?

Although every place is distinct, these wealthy suburbs share a few commonalities:

  •  They are situated near water—consider lakes, rivers, or the ocean.
  •  Some are college towns, with plenty of intelligent folks and respectable-paying jobs.
  •  They’re typically just beyond big cities, so employees can work in the city but live in some peaceful place.
  •  And of course, they have big houses and big paychecks.

“You’re able to stay within your bubble, but then also leave your bubble and still get what you need,” said Rudri Patel, a finance expert at GOBankingRates.

These suburbs have average household incomes soaring:

1. Scarsdale, New York

   Average household income: $601,193

   A Westchester County suburb just outside New York City. Scarsdale is known for its upscale homes, beautiful parks, and some of the best schools in the country.

2. Rye, New York

   Average household income: $421,259

Another Westchester gem, Rye, lies on the water. It’s also quite quaint and full of pride of place.

3. Highland Park, Texas

Average household income: $396,098

In the Dallas metro area, Highland Park features big houses and tree-lined streets.

4. Los Altos Hills, California

Average household income: $386,174

In the Silicon Valley, there are a lot of tech business leaders who reside in this suburb.

5. Hillsborough, California

Average household income: $373,128

   Located south of San Francisco, Hillsborough is home to a lot of big houses and lots of privacy.

6. Cherry Hills Village, Colorado

   Average household income: $363,491

7. University Park, Texas

8. McLean, Virginia

   Median household income: $327,266

This list used the mean household income for suburbs with 5,000+ households, based on the 2023 American Community Survey. That rules out some exceedingly wealthy but tiny suburbs, like Chevy Chase, MD.

Others cite median income, half and half—half more, half less. By way of example, by median income, the richest U.S. city is Sammamish, Washington, a suburb of Seattle, with a median household income of $238,750.
